Firstly, it is overlooked by a loft window above, so limited privacy and able to hear any conversations. On one side of the balcony there is two shipping containers stacked on top of each other, the other side an unkempt wall with a water feature attached. "We booked Holbeck Ghyll as a special treat after two days of walking in the Lake District and were genuinely looking forward to it. The reality was a serious disappointment. The room was in a poor state of repair: mould on the bathroom ceiling, rusted window frames, failing grout and sealant with black mould in the tile joints, and paint peeling throughout the bathroom. These are not superficial issues — they represent basic maintenance failures that should not exist in any hotel, let alone one...

"Room was on the roadside so no view and lower than the road so.o0eming the blinds meant people being able to see down into the room. Staff were friendly but their system for checking was odd, just a section at the end of the bar and online check in didn't work.so had to re do all the details. Breakfast system to order gluten free or vegetarian was to order at the bar not in the kitchen and then they brought it to you but you had to go back to the kitchen to get the rest of the meal. "Excellent from receiving information about how to check in and out which made it very easy . Very clean room , Excellent location with parking . Very big comfy bed , big bathroom with separate shower cubicle .All in all Excellent place to stay while visiting the lakes"

"Excellent hotel with friendly staff, great breakfast, a fan in the room to help with the hot weather. Good tea and coffee. Free parking and a great view of the Lake, close to Ambleside and from the room the mountains were clearly visible. Fantastic!!"

"Very pleasant small property. 5 mins walk from central Ambleside. Well equipped and warm. Perhaps a bit small for a family of 4 but great for two people. Nicely decorated with thoughtful touches. Only one parking space but a car park 4 mins walk down the hill. Would recommend."

"Overall we had a lovely time in Ambleside, the house itself was a bit grubby could do with a thorough clean, it said onsite parking on Expedia there is no parking it wasn’t a problem we parked in the village and paid £8 a day but shouldn’t be wrongly advertised, we tried to contact the property owners a couple of times about parking and the rubbish collection but still waiting for a reply, it is a lovely little house in a good location."
