Accommodation is in a king with en-suite shower room, a twin, a double bedroom, and a family bathroom.
You’re welcomed into the entrance hall of this single storey house, with space for coats and footwear before going into the main entrance hall with the living areas to your left and bedrooms and bathrooms to your right. Hard flooring runs through the main areas with cosy underfloor heating.
KITCHEN/DINING ROOM A sociable open plan area where the farmhouse style dining table sits beside doors opening onto the patio – perfect for al fresco dining. Kitchen units wrap around in a U shape, housing a double oven with a separate grill, hot drawer and five gas rings. There’s a built in microwave at eye level, a dishwasher, a fridge/freezer (five shelves in the fridge and three drawers in the freezer), a toaster and a kettle.
LIVING ROOM Leading off the kitchen/dining room this is a cosy space in the winter months with a modern wood burner, and wonderful in the summer with double doors opening onto the patio. Furnishings include two comfy sofas, a chair, coffee table, and a TV cabinet with super large TV, a sound bar, and DVD player.
UTILITY ROOM Sitting between the kitchen and the back door, this room is ideal for sandy feet and wet swimming gear when you’ve been on the beach and for storing groceries etc. You’ll find a sink and draining board, a washer/dryer, and all the essentials – a First Aid kit, boiler, heating and hot water controls.
CLOAKROOM Simply with a WC and wash basin.
BATHROOM A lovely modern room fitted with a P shaped bath, shower over and shower screen, a WC, wash basin, heated towel rail (towels are provided for all guests), and a window giving natural light. Both the twin and double rooms are conveniently close to the family bathroom.
MAIN BEDROOM WITH EN-SUITE SHOWER ROOM This stylish room has doors to the garden and is furnished with a king size bed, bedside drawers, a wardrobe and a little bucket chair. EN-SUITE The double shower cubicle has both rain and hand-held shower heads, and there’s a WC, wash basin, heated towel rail, and natural light.
TWIN ROOM Sitting at the front of the house; the twin beds have bedside tables either side; and there’s a wardrobe and chest of drawers so you can unpack and settle in.
DOUBLE BEDROOM Enjoy morning coffee in the sunshine with double doors opening to the garden. The beautiful French style double bed sits between bedside drawers and there’s plenty of room to unpack and settle in with a chest of drawers, and a wardrobe.
OUTSIDE The garden wraps all around this detached single storey house, fully fenced and mostly laid to lawn with a super sunny patio at the front furnished with a stylish rattan table and chairs and space at the back to play ball games. It’s just under a 30 minute walk to town either down the Saxmundham Road, or along Golf Lane which runs down to the beach and then along the coastal path into town, or west to the golf club. Woodland Lodge is set back quietly from the main road into town, with a drive to a double gate opening onto the private gravel drive where there's ample parking for three cars.
Woodland Lodge is well-suited for guests a mobility problem being single storey with a ramp the front door and wider doors internally. However, there isn’t complete wheelchair access so please check with us to discuss specific requirements before booking.
Dogs - two small/medium dogs are welcome but not in bedrooms or on furniture please, and be sure to clean up after them in the garden and you'll find a dog waste bin through the back gate to the lane and it's on the right. Accessibility - Woodland Lodge is single storey and has a ramp to the front door so is accessible for most wheelchair users and a shower stool is available. Please do request this in advance.
