Desert Hills is a stylish three-bedroom Southwestern retreat near Balloon Fiesta Park. The two-level home sleeps up to 8 guests and features a hot tub, billiard table, loft office with bunk beds, gourmet kitchen, fireplace, fenced backyard, two fire pits, Smart TVs, high-speed Wi-Fi, central heating and air conditioning, and convenient access to I-25, hiking, dining, and Albuquerque attractions.



The Space:

Desert Hills combines Pueblo-inspired character with modern comfort in Albuquerque’s Desert Ridge Trails community. The open living, dining, and kitchen area creates an inviting setting for families, groups, business travelers, and extended stays.



The main living room includes comfortable seating, a gas fireplace, large Smart TV, billiard table, direct backyard access, and games such as Jenga, dominoes, checkers, chess, and Taboo.



KITCHEN AND DINING

The gourmet kitchen includes granite countertops, breakfast-bar seating, a dining table for 6, full-size oven, gas cooktop, refrigerator with filtered water and ice maker, microwave, Nespresso machine, toaster, air fryer, rotisserie, rice cooker, slow cooker, waffle iron, blender, cookware, serving dishes, utensils, spices, plates, glasses, and dining essentials.



PRIMARY BEDROOM, LOWER LEVEL

California king bed, Smart TV, sitting area, ceiling fan, backyard access, and walk-in closet. The en suite bathroom includes a double vanity, walk-in shower, separate bathtub, towels, hair dryer, soap, shampoo, and conditioner.



SECOND BEDROOM, UPPER LEVEL

Queen bed, television with local channels, built-in wardrobe, desk and chair, and ceiling fan. A nearby guest bathroom includes a double vanity.



THIRD BEDROOM, UPPER LEVEL

Full-size bed, Smart TV, built-in wardrobe, lounge seating, and ceiling fan. A nearby guest bathroom includes a double vanity.



LOFT OFFICE

The open loft includes a large desk and chair plus a bunk bed that sleeps 2. The loft does not have a door.



BACKYARD

The fully fenced backyard includes a patio, outdoor seating, grill, open-air gazebo, gas fire pit with four chairs, an in-ground fire pit with stone benches, and a hot tub. These outdoor spaces are intended for quiet relaxation and must be used responsibly.



Additional amenities include central heating and air conditioning, full-size laundry, high-speed Wi-Fi, family games, free onsite parking, smoke and carbon monoxide detectors, and a fire extinguisher.



Guest Access:

Guests may access the home, fenced backyard, hot tub, patio, grill, fire pits, laundry, driveway, and available garage parking.



One garage bay is enclosed and unavailable. Two locked interior closets are also reserved for owner or cleaning supplies.



Optional hot-tub heating is available for $100 per week.



A maximum of 2 approved dogs, each weighing 40 pounds or less, is permitted. The pet fee is $250 per dog. No cats or other animal types are allowed, except as required by applicable law. Pets must be disclosed and approved before check-in and kept off furniture.



The Neighborhood:

The home is in Northeast Albuquerque’s Desert Ridge Trails community, approximately one mile from I-25 and less than 2 miles from Balloon Fiesta Park. Nearby destinations include Sandia Peak Tramway, Sandia Resort and Casino, North Domingo Baca Park, Tin Can Alley, Cibola National Forest trails, restaurants, breweries, grocery stores, museums, golf courses, and shopping.



The area provides convenient access to hiking, mountain biking, skiing, sightseeing, and the annual Albuquerque International Balloon Fiesta.



Getting Around:

A vehicle is recommended. Most Albuquerque destinations are within an approximately 20-minute drive, depending on traffic. Uber, Lyft, bicycles, and public transportation may also be available. Albuquerque International Sunport is approximately 18 minutes away.

BOOKING REQUIREMENTS

The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first.

The primary guest must be at least 25 years old, reside more than 50 miles from the property unless approved in writing, and provide a government-issued photo ID when requested.



ACCIDENTAL DAMAGE PROTECTION

Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.

Covered items may include accidental damage to furniture, fixtures, and appliances.

Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.

Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.



OCCUPANCY, PARKING, AND LAUNDRY

Maximum occupancy is 8 guests. Parking is available in the driveway and available portion of the two-car garage. A full-size washer and dryer are available.



PETS

A maximum of 2 approved dogs, each weighing 40 pounds or less, is permitted. The fee is $250 per dog. Dogs must be disclosed before check-in and kept off furniture. Cats and other animals are not permitted, except as required by applicable law.



HOUSE RULES

Quiet hours are 10:00 p.m. to 7:00 a.m.

No smoking, vaping, cannabis use, illegal drugs, or unlawful activity anywhere on the property.

No parties, events, unauthorized gatherings, fireworks, confetti, silly string, or bubbles.

Do not move furniture or appliances.

Lock all doors and windows whenever leaving the home.

Report damage, leaks, safety concerns, or equipment problems immediately.

Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.

Lost or unreturned keys may result in a $100 replacement fee.

Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.



HOT-TUB RULES

Use the hot tub at your own risk. No lifeguard is provided.

Children must be directly supervised by an adult at all times.

No diving, running, rough play, or unsafe behavior.

No glass, food, drinks, alcohol, tobacco, cannabis, illegal drugs, pets, or foreign substances in or around the hot tub.

Keep the water level approximately halfway up the skimmer and contact the host if it appears low.

Do not add chemicals, soaps, oils, bath products, or other substances.

Contamination or misuse requiring draining, cleaning, chemical correction, repair, or service may result in additional charges.

Follow all posted instructions and secure the cover when the hot tub is not in use.



FIREPLACE AND FIRE-PIT SAFETY

Use fireplaces and fire pits only as intended and never leave a flame unattended. Keep children away from fire and hot surfaces. Do not use during high winds or local fire restrictions. Extinguish fires completely after use and follow all posted instructions.



SECURITY DEVICES

For safety and property protection, exterior cameras monitor the north and south sides of the front exterior, and a Ring doorbell may be present. A NoiseAware device or similar noise-monitoring system may also be used. There are no cameras inside the home. Noise-monitoring devices do not record conversations.



ASSUMPTION OF RISK

The hot tub, billiard table, bunk beds, fireplaces, fire pits, grill, stairs, patio, and other recreational amenities involve ordinary risks. Guests must use them responsibly, follow instructions, exercise reasonable care, and supervise all members of their party, especially children.
