The house was just as listed and well maintained. The owner was responsive to questions and the onsite staff was very helpful. The location was great with easy access to Tulum, snorkeling with sea turtles, and numerous cenotes. The little reef just inside the breakwater (dark spot in the water) was good for a short snorkel.

Fantastic Fun in the Sun

This house was perfect! We had 10 people for a 50th birthday celebration and we had everything we needed. The whole area was extremely safe and private, we felt like we had our own beach. Edgar and our housekeeper were great and very responsive. Kim was very quick to reply to wordings our needs before and during our stay. The previous reviews helped a lot...bring water shoes is the biggest! We meet a wonderful neighbor that shared some great informant as well and we felt so welcome. 10/10 definitely recommend and have already given the info to a couple friends. We did stop at Sams club to get most of our food on the way to the house from the airport and that was helpful. Edgar

Tulum Stay

We've just returned from 5 night stay at this amazing Casa De Las Conchas house. Everything about the booking was easy. Kim is a fantastic host, very responsive and quickly answered my questions. She laid out everything we needed to be able to reach the property, get in and then settle quickly. She met us at the house and showed us around etc. Her house manager also came round to introduce himself and work out the best time that his team could come and clean etc. The property is exactly as Kim has portrayed it in her description. The pool is perfect and your appox 50' from the ocean. We asked Edgar (House manager) to do a barbecue for us one night (6 guests) He arranged the food and then cooked everything for us. He also brought us a "gift" desert which went down a treat. He then cleaned everything up. We had planned to drive to various places for day trips, but ended up spending all our time in the pool and the beach as the property is that relaxing. Kim, thank you for allowing us to stay at your property. You have an outstanding location and we all thank you for making everything so easy and comfortable. Simon

Fantastic House in Akumal

This house exceeded our expectations and provided a beautiful home base for our Tulum area vacation. The pool was great to hang out one thing that was a little unique to this house was that there is more of a private beach with the cabana and hammocks than other houses on that section of beach.

Amazing house and location

We absolutely loved our stay at Casa de las Conchas. We have stayed at Akumal Sur before and love the little "private" beach. Even though there were high winds the week we stayed, we still enjoyed snorkeling and kayaking in the bay. The pool was wonderful and we used all of the seating areas on the beach and pool area, especially the hammocks and palapa lounges. Kim easy to contact and quick to reply. Edgar was so friendly and kept the pool area and beach area in top shape. Karin was great too. The views from the 3 beach facing rooms were fabulous, and all beds/bathrooms, and the living room and eat in kitchen area, were very comfortable. Having the water jugs in the bathrooms was convenient. The amenities do not list shampoo/conditioner/body wash, so bring some with you, but several of the bathrooms had a few of these items. Fabulous week - we would love to stay here again!

Great stay!

We absolutely loved the stay. The house, pool, and beach were wonderful. Karin and Edgar were amazing both as caretakers and cooks. We had dinner at the house on 2 nights and the meals were great and the setting eating outside at the pool patio was very nice. Kim (the property manager) was also very responsive and friendly. Would 1000% recommend this property and people for a great vacation. Three generations of our family lived it.

Perfect beach house in South Akumal

Three generations family vacation for a week at Las Conchas, incl. toddlers. A wonderful, comfortable, private oasis for a beach vacation - everything was fantastic! Kim is an amazing host - provided a second crib & highchair, got new baby blankets to "make sure the babies didn't get cold." Stocked the frig w/ wine, beer, water, coffee, tea, etc. - her gifts. Great house w/ 4 beds/3 baths up &1 bed/bath down, plus powder room. Huge open family area w/ well stocked & easy to work in kitchen. (second smaller kitchen if needed) Incredible views from inside and out - walk out the sliding doors and there's a large pool & you're literally on the beach. Best part, plenty of shade if you want it. Covered patio w/ a table for 10, large wood palapa for shade w/ 2 large day beds, loungers with umbrellas by the pool, loungers on the sand under the palm trees - a great shaded area for the toddlers to play in the sand. They loved it! Plant hedges down to the beach for privacy. Bring water shoes - swimming/snorkeling are excellent right off shore. A double and 2 single kayaks & plenty of beach toys for the kids. Rooftop has table/chairs, loungers, umbrellas & fantastic views. Karen comes daily to clean and do any laundry you want done. Edgar comes daily to clean the pool/outside area. Lovely people. Try the chef services - Karen & Edgar come & cook amazing meals (all food and pina coladas from fresh pineapples were excellent). We'll we be back! Thanks Kim for a wonderful stay!!

Perfect 4-generation family escape!

We spent 8 nights there over New Years with our family consisting of 7 adults plus my 91 year old mother and 3 year old grandson. A ground floor bedroom and full bathroom was perfect for my mom who has trouble managing stairs, and the owner provided several bed options for our grandson from a crib to fold-out bed. The house is comfortable and elegant, but not so fancy that we worried about a 3 year old running around. The kitchen was well equipped and we cooked for ourselves most nights. We preferred to eat outside at the large poolside dining table, but also moved to the large table indoors for cool evenings. Bedrooms are large, especially the master bedroom! and beds very comfortable. Listening to the distant roar of waves breaking on the reef was soporific. Outdoors, the pool is large and deep, and surrounded by comfortable lounges and umbrellas and hammocks. Steps away from the pool, the beach is white sand, and the water's edge is rimmed with fossils and coral chunks for beach combing. The sea is warm and clear and shallow; we could wade 1/3 of the way to the reef. Snorkeling (and kayaking) from the house was just magical- especially in the early morning when the sea was usually calm. The house comes with life jackets + sand/pool toys. The house also comes with a housekeeper and gardener/chef. We loved having Karen and Edgar stop by for a few hours each day to tidy up and help with laundry and the pool and answer any questions about the house. We will be back.

We had a fantastic time. We had the power go out during a Tropical Storm and they were they quickly to help with water, flashlights and to tell us what the power company had told them. It was not really an inconvenience at all because of their attentiveness. Property was perfect. Thanks for the wonderful stay!

Paradise

We just spent 8 nights in the beautiful place. There were 10 of us all together ranging in age from 5 to 70. This place is perfect. The pool and outside area are as perfect in real life as in the pictures. You can walk a few steps to the beach and we snorkled every day in the bay in front of the house. We saw fish and sting rays. Just a few minutes walk down the beach and you arrive at Jungle Fish Cafe where we ate dinner several nights. We also had the in house chef make us a couple of meals. They were amazing. The house host, Kim, is incredibly attentive and fast to reply to every need you may have. We would absolutely stay here again!

Kim house is absolute Amazing ! I highly recommend it

Our stay at Kim’s house was absolute amazing. Kim went above and beyond to take care of our needs. Karen and Edgar were there daily to help us clean and make sure we had everything we needed. The house is so clean, totally equipped with anything you need , comfortable and located in a safe and private area. My kids enjoyed kayaking , snorkeling and spending time by the pool , my husband and I enjoyed sitting by the beach watching our kids having fun and at night we watch the perfect moon and saw so many hermit crabs. Absolutely peaceful !!! We will plan to come back soon! It was a lovely stay 🇲🇽 Thank you Kim and staff for taking care of us!

This villa is paradise!!!

This villa is amazing! The photos do not do it justice. It is so beautiful here and the house is fantastic for a large group. On the main floor you have the open kitchen, dining, living areas which make socializing while cooking very easy. There is also a half bath right there. Just off this large area is a second kitchen (second fridge) and another dining area as well as a bedroom and full bath. Upstairs is the primary suite which is incredible with the balcony and large tub. One more bedroom with en suite and two more bedrooms that share a full bath. Now for the outside. Oh my goodness it’s amazing. By the pool there is a large table where we loved having meals. And so many areas to sit in both the sun and shade at the pool and then 5 steps away to your private beach area. We loved snorkeling and kayaking, and one of my friends didn’t want to leave the hammock. And let’s not forget the roof deck - which is huge and incredible for both sunrise and sunset. We walked to Jungle Fish restaurant for two meals (delicious) and the town of Akumal is a short 5 min drive away with amazing restaurants like Taverna and La Buena Vida. All in all this house is gorgeous and we had such a phenomenal stay. We hope to return again and again. It was worth every penny!

Christmas Family Vacation

Truly a week in paradise! Casa de las Conches was the perfect home for our family. My 3 adult children, their spouses, 2 year old grandson, my husband and me, my daughter in law’s parents. The pictures do not represent the beauty of this place. We always stay at all inclusive resorts when we come to Mexico. This is the first VRBO we have ever stayed at in Mexico. December weather here is absolutely perfect. Our host Kim was truly awesome. Personal concierge! She took care of every single need. Karen and Edgar kept the place spotless all week. Chef Martin and staff prepared delicious meals for us. We celebrated my daughters 25th birthday mid week with personalized dinner, bartender, and mariachis! We loved the town in Akumal. Two meals at Taverna!

Beautiful family friendly house

My wife and I have been to houses around Akumal several times over the last ten years and we have enjoyed this one the most. The house manager was very helpful and accommodating. She scheduled a physician to come to the house for our covid tests and one night our chef got sick and she brought a delicious meal from a local restaurant instead. The gardener and maid were timely and proficient. There is a few small coral outcroppings that you can easily take your 6 year old snorkeling to from the house. And there is a very nice pool (which, regardless of were we go, seems to be the most important feature for our kids). This house easily accommodated our family of six plus a set of grandparents and when we return to Akumal will be looking to come here again.

Loved it!!

This home was beautiful and we loved staying here. Margarita kept the house spotless and even did our laundry . The beach was beautiful and we snorkeled right off the beach. There is a world class golf course 5 minutes away and we were away from the crowds of Cancun .

Amazing Stay and Staff

Our group of 9 adults really enjoyed our stay. The host was very helpful as well. The host helped us coordinate a private chef, in-home massages, and an at home COVID test so we could return to the states. The property was better in person that in the photos. We loved the pool and it was actually very convenient that the pool was shaded in the late afternoon (we all got a little sun burn so this was nice). We walked from the property to Akumal Dive Shop along the beach one day and it took about 45 minutes. The neighbors are very close and some of the guests has children that would get very ornery during the day so it was a little annoying listen to them whine but we were able to tune it out with the loud Bluetooth speakers that come with the house. The beds were very comfortable. One of the bedrooms with a king bed has a sliding door and our friends who stayed in there did not mind that the curtain did not completely cover their door. The groundskeeper and housekeeper were attentive everyday (other than Sunday). We enjoyed having all the dishes and towel taken care of each day. There was also a closet with extra snorkel gear that we appreciated since some of our gear broke. Overall I would recommend this property to anyone.

Great family getaway!

What a perfect place to spend a relaxing 10 days! House is immaculate, offered every comfort, has lots to do steps from the ocean. Our host ensured our every convenience. Quaint town of Akumal a few minutes drive or long beach walk. Great local restaurants or schedule the private chef.
