This home is beautiful and private. It is perfect for large groups and has a fully stocked kitchen, a game room and hot tub. The patio has a large hot tub, a charcoal grill, and outdoor fireplace. The master bedroom also has its own private patio and hot tub. Perfect for lots of family fun. We provide starter coffee and tea for your stay.

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including infants and children), must be on your reservation. Maximum guest occupancy is 12.
*Please do not try to open locked doors or wonder into patios belonging to other units on the property.
* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time.
*Please note that according to the size of your party, certain rooms will be locked and inaccessible.

We are always quick to respond via the message function on the booking platform. We live nearby if you have any issues.

We are in a rural setting surrounded by nature.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations for the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
*Quiet time is after 10PM - 8AM
*Parking for THREE vehicles included, any vehicle beyond 3 is $25 per night arranged in advance (based on availability, undisclosed vehicles are $50 per night (charged for the duration of your stay) NO TRAILERS/BOATS/MOVING TRUCKS
* Any guest not disclosed in advance of check in will be charged at double the nightly guest charge (plus taxes, $66.90 per night) for the duration of your ENTIRE reservation.
*We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a request after booking to correct the reservation and your guest total must not exceed 12.
* No refunds for outages beyond hosts control, ex. WiFi, electric, water, hot tub, etc.
* Smoking anywhere in or on the property will incur a minimum $100 fee.
* No music or loud activities on the patio/outside at anytime, sound travels in the mountains and we strive to be good neighbors.
* We are unable to allow pets/service animals as we have a family member whom regularly uses the home and has an extreme allergy. We charge a $500 fee for undisclosed pets/service animals to ensure the safety of our family member.
*Please note based on the guest count of your group certain rooms will be locked up and inaccessible. Two guests or under will only have access to a King bedroom and 1.5 bathrooms, kitchen and living room.
