I am glad you enjoyed your stay in Abaco at Sea Oats. I am unsure about how the minimal furniture and kitchen would differ from expectations? The photos and description in the listing show what is in the cottage. The amenities list also is accurate. Though the kitchen is small, it does have all basic utensils and small appliances as described. For all guests, please observe pictures and know that the space size is somewhat similar to hotel room but it does offer a full size refrigerator and a good basic kitchenette in a small building. The deck and proximity to the beach is also shown and we are glad that you enjoyed both during your stay at the cottage.

I am sorry that you were not happy with the property as I have previously communicated directly with you. As you pointed out, there are sometimes bugs present especially in a warm climate. Our caretaker indicated you were happy upon arrival and early check-in but when he took your call at midnight you indicated you had some issues. He took the ferry over at 7am to address any issues and help you on his day off. He discovered you had left and were not communicative until later asking for a refund after the rental period was over. The cottage did promptly receive a pest control treatment per request. Guests staying before and after your stay indicated that they enjoyed the cottage. Please note that the guest who stayed directly after you also left a review of the property and called it "a wonderful little spot." The communication you mentioned between us that it is not policy to refund for a reservation was under the context that we would be open to working out a reasonable outcome with you. We knew you were unhappy and chose not to stay at the cottage and communicated about a resolution. You chose to instead dispute the reservation amount with your credit card company. VRBO then indicated that the communication between us was forwarded and that your credit card company then decided the chargeback was not approved. I am sorry that you chose not to communicate regarding a resolution, I know through your communication there was high emotion involved. I assure you we have no interest in anyone not enjoying their stay and made multiple attempts to communicate, help and try to be accommodating.

Not certain why the one star rating? We talked and helped with the insurance information and addressed any issues. Despite the devastation on the island the cottages are now in great shape. A solar system was actually installed some time ago for the water and has been working well. Most docks were damaged and repairs will take some time. Power is currently in the process of being restored on the island. Hope Town suffered much damage but it is still Hope Town and the recovery process has been and continues to be substantial.

Thank you for your comments. Patio door screens do not last long at all and are generally not kept on oceanfront property in this environment. While the air is great to enjoy on nice days we appreciate minimizing opening to the oceanfront as the salt air quickly creates maintenance issues. We utilize instant hot water heaters at the property. While they take some seconds to initially heat up they then should provide plenty of hot water. Though the hot water should be "limitless", the water itself is not. For those reading we appreciate conservation. The water on the island is provided only through catching rainfall and storing in cisterns - please conserve as much as possible.
